The South Central Indiana Region has an abundance of sites and buildings suitable for industrial and commercial uses.

Industrial rents in the Region are 25% lower than U.S. average and office rents are nearly 15% lower than U.S. average, according to the Cost-of-Doing Business Index compiled by the Milken Institute, 2007. In addition, the Indiana Department of Local Government Finance peg the cost of commercial and industrial property in the Region and the cost of construction at well below the average of comparable locations. The State of Indiana offers a stringent certification program for Shovel-Ready sites, designed to lower development costs to the occupant and streamline the development process.
- Shovel-Ready Sites certify that infrastructure is in place, that the property has passed Phase 1 Environmental Site Assessments, and that the property title is clear
- Four Shovel-Ready sites are currently available in the Region, with two others to be designated soon
